Summary: Zoned, entitled, purchased in January 2019. Construction on infrastructure improvements began in June 2020 and completed February 2021. All lots closed, bank note paid off May 2021. .

Product: 173, duplex/triplex lots with open space with trail and playground.
Summary: Rezoned existing town home lots. Purchased and closed on property January 2021. Phase 2 construction started July 2021 and completed August 2022. Initial lot closing of 30 lots funded September 2022. Final lot closing May 2023.

Product: 175 – 62’, 72’, 82’ and 100’ single family lots
Summary: Zoned and entitled phase 1 in May 2022 and phase 2 zoning was completed in September 2022. Sold October 2022 to Terra Manna Land. MJP stayed on to manage development construction. Development on phase 1 began XXXX . Phase 2 of this project also broke ground in November of 2025 and is expected to deliver lots in Q3 of 2025.

Location: Rockwall, TX, southwest corner of John King Blvd and Hwy 66
Product: 65 acres, 144 – 52’, 62’ and 72’ single family lots
Summary: Zoned and entitled in August 2022 to remove some outdated townhome zoning in the City of Rockwall. Sold development to Qualico Development in October 2023. Development construction began July ale pending closing, scheduled for October 13.

Summary: purchased 2 properties entitled properties in XXXXXXXX and sold lots to Terra Manna land development. Stayed on to manage development construction. Phase 1 development broke ground in October 2024, expected completion in September 2025. Builders in phase 1 are Toll Brothers and Perry Homes.

Juniper
Location: City of Rockwall, TX
Product: 526 acres, 868 single family lots
Summary: Juniper is a project that MJP zoned in Rockwall in January 2025. MJP partnered with Qualico Communities to take down a 526 acre parcel of land in Rockwall for this low density, master planned community. The zoning process took just over 9 months and was collaborative process with the City of Rockwall and community members. The development will consist of 6 phases with an extensive amenity package. Look for phase 1 development starting in Q3 2025 which will consist of 151 lots, an amenity center site and provide east-west thoroughfare connectivity for existing residents with the connection of Mercer’s Colony between FM 549 & John King Blvd, as well as, a city park

For fee-based project management we oversee the construction process from the start of a preconstruction meeting to final city acceptance of the infrastructure and builder lot closing.
